The definition of luxury real estate depends on the market, culture, and personal preference. In Male, Maldives, exclusivity, craftsmanship, and innovation are must-haves. Number four on the Most Crowded Island in the World List, Male is a modern downtown island in the middle of the Indian Ocean.
Investors don’t hesitate to develop real estate in this anything-but-saturated market. Rio Grande developer approached Montgomery Roth because of our expertise in the art of listening. The owner was truly excited to see his vision turn into reality: a transitional, sleek interior where tiny doesn’t mean crummy or cramped.
Given the island humble size, the city grew vertically rather than horizontally. Project Architect Mike Mageau, focused on what he could add to make up for the small building footprint. He designed an 11-story high structure and floorplans that maximized the use of space.
“If you are willing to give up square footage, what would you want to gain in return,” he asked. “What do you get back in micro-living?” The answer: Light and air.
That is precisely why he designed the floorplan around wall-to-wall and floor-to-ceiling windows.
“We wanted to connect the ocean, street life, and the neighborhood” said John Montgomery, Principal at Montgomery Roth, “Large windows and high ceilings are the best way to achieve that”.
The challenge was “one of extreme density”: how does one fit a full kitchen, dining room, living room, bedroom, and bathroom in 260 SF? We intertwined interior design and architecture. One of the features is a wall divider between the kitchen and living room. Only a few inches thick, it serves as a console table, TV stand, and has hidden storage.
“Finding the correct balance came down to reducing the clutter and using lots of built-ins which serve multiple purposes”, stated Karolyn Anastas, Interior Designer.
In the kitchen we included hidden-spice-rack and knife-set storage cabinets. A washer/dryer combo was also a must for the Male lifestyle. Keeping with client’s wishes, the transitional cabinetry, brass fixtures, and porcelain wood flooring exude an elegant, yet warm and welcoming atmosphere. Having built-in dining nook seating not only works but makes the space feel quite roomy.
